Our building system holds BS2318 certification as Evidence of Suitability under NCC 2022 Clause A5G3 — covering structure (AS 1170), damp and weatherproofing, fire safety, energy efficiency, and bushfire-related provisions. Applies to residential and low-rise commercial up to 3 storeys.
WaterMark certificate 060175 covers our prefabricated wet-area modules. Framing, linings, waterproofing, fixture positioning, and interface pre-installation are completed in the factory. Licensed plumbers complete site connections and inspections.
Factory-integrated passive design: continuous XPS + mineral wool insulation, thermal breaks at all structural junctions, double-glazed windows, and tight envelope airtightness. Specified reference designs may achieve a 7-star NatHERS assessment; each project requires confirmation using the final design and site inputs.
BAL-capable configurations are available, subject to project bushfire assessment and applicable construction details. Specific BAL ratings must be confirmed for each project based on site assessment and final design.
Pre-wired electrical systems designed to AS/NZS 3000. Factory wiring is tested before dispatch. Final site connection and testing by licensed electricians.
All modules ship with a written asbestos-free declaration and full material traceability records. Specified materials are supported by asbestos-free supplier declarations.

Product Evidence

Project Design
Australian Design Authority signs off on structural, fire, accessibility, thermal, acoustic design and waterproofing for each specific project.
Local Approvals
Planning permit, building approval (DA or CDC), utility connections, environmental and transport approvals from local authorities.
Manufacture & Install
Factory inspection and test plans (ITPs), trained installers, crane and connection records, licensed trades, site inspection documentation.
Handover & Operate
Commissioning records, defect liability period, asset data (O&M manuals, as-builts), Occupation Certificate (OC), and long-term maintenance plan.

ICG provides end-to-end modular system supply and project coordination. Regulated building work, site installation and construction contracting are carried out by appropriately licensed builders and trades for the relevant jurisdiction. Project roles and responsibilities are confirmed in the written contract.

Subtropical Passive Design
Reduce demand first, then cover it with clean energy — designed for Queensland's humid subtropical climate.
Control low-angle east/west sun. Deep eaves, corridors and balconies as a shading layer.
Continuous insulation and thermal breaks. Condensation and infiltration controlled for humid conditions.
Natural ventilation when conditions allow; efficient cooling and dehumidification during humid periods.
Heat-pump hot water, variable-speed HVAC, LED lighting, room-state controls with sub-metering.

NSW Pattern Book — Streamlined Approval
NSW's 2026 Pattern Book legislation enables qualifying modular designs to access a streamlined CDC pathway. Private building certification pathway is available, subject to applicable planning requirements.
$32B Federal Housing Investment
The Australian Government's Housing Australia Future Fund explicitly identifies modular and prefabricated construction as a preferred delivery mechanism to meet the 1.2M homes target by 2029.
NCC Reducing Prefab Red Tape
The ABCB is prioritising the next NCC iteration to reduce regulatory friction for prefabricated construction — the first major national update in this area. BS2318 is already accepted as Evidence of Suitability under the current NCC 2022.
