Australian Standard Is Everything
Developers and councils in Australia require full AS compliance before any certificate is issued. Factory-manufactured components are produced to assessed system documentation and approved drawings; final project compliance remains subject to site-specific design, installation, inspection and approval.
Compliance Documentation
The system is supported by independent assessments and compliance documentation, including BEAL Appraisal BS2318 and WaterMark Licence 060175. Each document applies to the specified product, scope and conditions.
Council-Ready Documentation
Standardised technical documentation may reduce duplicated information requests, subject to the applicable approval pathway and project circumstances. Full compliance documentation available upon request.
Private Certification Pathway
Private building certification pathway is available, subject to applicable planning requirements. Standardised documentation may support faster information exchange with certifiers.
Rooftop solar + battery storage (BESS) — grid-resilient microgrid
Heat-pump hot water — significantly more energy-efficient than electric resistance
Sub-metering per unit — track energy and water consumption in real time
Factory manufacturing cuts construction waste vs on-site builds by design
Post-use convertible: student housing, key-worker or affordable housing
Australia's 82% renewable electricity target by 2030 — we're already aligned
Why Modular?
Compare what modular construction delivers versus traditional on-site builds.
| Comparison | Traditional Build | ICG Modular |
|---|---|---|
| Delivery Timeline | 6–12 months | Typically 15–17 weeks (after design freeze & approvals) |
| Weather Exposure | High — site-built | Minimal — factory-built |
| Cost Predictability | Variable, frequent overruns | Fixed-price components for defined scope (exclusions stated in contract) |
| Scale Delivery | Linear — one by one | Production capacity supports parallel manufacture of multiple units |
Why Australia's housing crisis makes modular construction a necessity
New homes needed by 2029 under the National Housing Accord — Australia's most ambitious housing target ever
Annual housing shortfall — completions consistently falling short of the 240,000-per-year target
Faster than traditional construction — modular homes typically complete significantly faster than 9–12 months on site (subject to project conditions)
