The Building Process
Typically ~15 weeks after design freeze and required approvals, subject to project conditions. Site preparation starts W3 — running in parallel with factory production and sea freight to cut months off traditional timelines.

Factory Production
Precision-built in controlled environment
Modules are precision-manufactured in a weather-controlled factory environment across 5 weeks. Quality checks happen at every stage. NCC, NatHERS, BAL, and WaterMark requirements are addressed in the system design — final project compliance remains subject to site-specific design, installation, inspection and approval. Site preparation begins at W3 while factory production is still underway.
Site preparation begins at W3 — overlapping with factory production before modules even leave the factory
TraditionalOn-site construction affected by weather, labour shortages, and supply chain delays — 6–12 months typical
Sea Freight & Site Prep
ICG's parallel advantage — sea freight + site prep run together
Completed modules are sea-freighted over 5 weeks (W6–W10). Site preparation runs for 8 weeks (W3–W10) — starting while factory production is still underway — covering land clearing, utility connections (water, power, sewerage), foundation layout, and access preparation. By the time modules arrive, the site is ready.
Site prep starts W3 — overlapping factory production AND sea freight, saving ~8 weeks vs sequential build
TraditionalSequential — materials arrive first, then site prep begins. Adds months to the timeline
Installation
Crane assembly, fit-out & services in one mobilisation
With the site fully prepared and modules arrived, installation takes 4 weeks. Crane lifts modules into precise position, structural connections are made, interior and exterior finishing is completed, and all utilities (electricity, plumbing, gas) are connected by licensed tradespeople — all in a single site mobilisation.
TraditionalStructural frame, wet trades, fit-out, and services each require separate scheduling — adds months
OC & Turnkey
Final inspection, OC issued, keys handed over
A thorough quality inspection covers every system and finish. The building certifier issues the Occupation Certificate (OC). Full documentation package provided: structural certifications, energy ratings, and compliance statements. Your building is ready.
TraditionalAdmin and inspection delays commonly push OC out by weeks — adding cost and holding finance
